Since 2003, Genesta has helped institutional investors access the Nordic real estate market through disciplined investment management, local market expertise and active ownership.

Who We Are

Genesta is an independent, partner-owned real estate investment manager focused exclusively on the Nordic region.

We founded Genesta in 2003 because we believed international investors needed a specialist who understood the Nordic markets from the inside – not only the numbers, but the places, people and relationships behind them. More than two decades later, that remains the basis of our business.

Today, our 32-person team works across five offices, combining local market knowledge with institutional investment discipline. We have completed €3.5 billion in transactions and built long-standing relationships with investors, tenants, partners and advisers throughout the region.

Being partner-owned shapes how we work. We are independent in our decisions, personally invested in the outcome and committed to building relationships that last beyond a single fund or transaction.

What We Do

We invest in Nordic real estate on behalf of institutional investors, with a clear objective: to deliver attractive risk-adjusted returns through disciplined investment and active ownership.

We look for well-located properties where we can see a clear route to stronger and more resilient income. Depending on the asset, this may involve improving leasing, repositioning the property, investing in the building, reducing operating costs, extending its useful life or improving its environmental performance.

Our local investment managers are involved from the beginning. The people who assess an opportunity also help develop the business plan and remain close to its execution. There is no handover between a distant acquisition team and a separate operating platform.

This approach has delivered an average 44% increase in net operating income across our divested assets. Combined with disciplined acquisition, conservative leverage and careful risk management, it has generated a 17% net IRR and a 1.7x net equity multiple across those investments.

Our People & Leadership 

Real estate is a local and practical business. Good decisions depend on experience, judgement and an understanding of what is happening on the ground.

Our team brings together investment management, transactions, portfolio management, finance, risk, sustainability, technical expertise and communications. We work across disciplines and borders, but decisions are made close to the assets and informed by people who know the local market.

On average, our employees have 13 years of relevant professional experience and have been with Genesta for seven years. Among senior management, the average tenure is 15 years. That continuity matters. It preserves knowledge, strengthens relationships and creates accountability from one investment cycle to the next.

Our leadership team remains closely involved in investment decisions and portfolio performance. Genesta is owned by its management team, creating a direct alignment between the people leading the business, our investors and the long-term success of the firm.

We believe responsible ownership contributes to stronger assets, more resilient cash flows and long-term investment performance.

Sustainability considerations are therefore integrated into our investment process and asset business plans rather than treated as a separate initiative. We focus on improvements that can reduce environmental impact while strengthening operational efficiency, tenant appeal and long-term competitiveness.

Our approach is supported by recognised frameworks and standards, including GRESB, BREEAM, SFDR, EU Taxonomy, CRREM, TCFD, PRI, UN Global Compact and INREV.

All Genesta funds have been assessed by GRESB annually since 2016, providing independent benchmarking of our sustainability performance.

Our Governance 

The Manager
Genesta Nordic Capital Fund Management S.à r.l. (GNCFM) is an Alternative Investment Fund Manager authorised and supervised by the Commission de Surveillance du Secteur Financier (CSSF) in Luxembourg. GNCFM formally manages the funds, holds regulatory responsibility, and provides the independent oversight layer institutional capital requires.

Executive Committee
A team of Conducting Officers leads GNCFM, each holding a dedicated mandate: risk management, compliance and AML/CFT, portfolio management, and operations. Together they form the Executive Committee, responsible for ensuring every fund is managed in line with regulation, investor expectations, and Genesta's own internal standards.

Advice and Decision-Making
Genesta Property Nordic AB, the parent company and Investment Advisor, sources opportunities, underwrites transactions, and manages assets on the ground. Its advice moves through a fixed sequence: the ESG Steering Committee when relevant, then the Finance and Investment Committee, then the Risk Management Committee, before reaching the AIFM Board of Managers for final approval.

Advice and decision-making sit with different bodies, by design. Every investment faces independent scrutiny before capital is deployed.
